It is a value established by the Directorate-General for the Cadastre, different from the cadastral value of the property. It is calculated based on property transactions in the surrounding area over the past two years, with a specific value, called the Reference Value, being adjusted annually. This value serves as the taxable base for calculating property transfer taxes and stamp duty.
Indeed, there are valuation errors by the Directorate-General for the Cadastre that can be challenged and corrected. In fact, many of Catastraly’s clients have seen how the Cadastral Reference Value has been successfully adjusted.
